Paint fails at the preparation, not at the finish coat. Most of a painting job is what happens before any color goes on the wall, and that is the part you cannot see afterward and cannot add later.
Painting is the trade with the widest gap between the cheapest version and the right version, because on the day they finish, the two look nearly identical. The difference shows up in the second year.
Preparation is the job
What actually decides how long a paint job lasts:
- The surface is sound before anything goes on it. Paint over a failing surface fails with the surface. If the drywall underneath needs work, that is drywall work, and it happens first.
- It is clean. Paint sticks to the wall or it sticks to what is on the wall. Only one of those lasts.
- The failing material comes off. Loose and peeling coating is removed rather than painted over, because the new coat is only as attached as what is under it.
- The gaps are dealt with. Caulk and filler at the joints, done before the coating rather than instead of it.
- It is primed where priming matters. New surfaces, patched surfaces, bare wood, and stains all need it, and none of them care that priming is the least visible step.

- The wood. Fascia, trim, and soffit take the weather first. Coating over wood that has gone soft is covering a repair, not making one.

- The sun-facing elevations. They age faster than the shaded ones, which is why an exterior rarely fails all over at once.
