Most homeowners do not set out to hire a general contractor. They set out to fix one thing, discover it is attached to three other things, and find themselves trying to get a roofer, a drywall finisher, and a painter to agree on a calendar.

What a general contractor actually does

  • Decides the order. Most of the cost of a badly run job is rework: the floor that went in before the drywall dust, the paint that went on before the leak was found. The sequence is the product.
  • Holds one scope. One written description of the whole job, rather than four quotes that each assume somebody else is handling the awkward part.
  • Owns the junctions. The places where one trade hands off to another are where things get missed, because they belong to neither one.
  • Handles what turns up. Something always does. What matters is that you hear it when it is found, with what it means, rather than at the end.

When you need one, and when you do not
