Make-ready is the work of getting a property ready for its next resident, and we take it on as one coordinated scope. Between residents that usually means several small trades at once: paint, a flooring repair, drywall patching, and a punch list of smaller fixes. We line them up and run them in order instead of leaving you to chase separate trades.

A turnover is rarely one job. It is a paint job and a flooring repair and a handful of drywall patches and a list of small items that each belong to a different trade, all needed in the short window between one resident leaving and the next arriving. The difficult part is not any single task. It is the sequencing, and the chasing.

What a make-ready usually covers

Every unit turn is a little different, and the scope is decided by looking at the property rather than from a fixed list. The work that comes up most often:

Property preservation

Property preservation here means one specific thing: routine care for a property while it sits vacant, and coordinating the repairs it needs while no one is living in it. An empty property still has things that need looking at, and a single point of contact to arrange that work is easier than assembling one each time something comes up.

We describe this plainly because the term gets used loosely elsewhere. For us it is vacant-property care and repair coordination, and nothing more than that.
